Please describe your experience that qualifies you to conduct benchmarking and data verification services, including specific training on use of Portfolio Manager, ASHRAE Level I, II or III audits (or similar):Pepper Construction Company's High Performance team utilizes ASHRAE Level-1 audits toward the identification of the potential for energy improvements. We use the ASHRAE Level 1 audit procedure in the beginning stage of our Measurement and Verification process. This is intended to help our team understand where the building performs relative to its peers; establish a baseline for measuring improvements; deciding whether further evaluation is warranted; and if so, where and how to focus that effort. Also, if appropriate, we will outline the range of potential financial incentives available from Federal, State, Local, and Utility sources.
The next step in our evaluation is the ASHRAE Level-2 audit/assessment. Using the findings from Level 1, we evaluate the building energy systems in detail to define a variety of potential energy-efficiency improvements. The process includes detailed discussions with the building Ownership, Management, and Occupants to explore potential problem areas, and clarify best economic goals of the building owner.
Most Measurement and Verification projects do not need to go beyond Level 2. However, if some of the system upgrades or retrofits revealed by the Level-2 audit require significant investments of capital, personnel, and other limited resources investment, we suggest a Level-3 ASHRAE audit, before making a large level of investment.
The ASHRAE Level-3 audit focuses on a “whole-building computer simulation”, where a computer program is used to very accurately model the way the brick-and-mortar building would respond to changes in the energy systems, whether those are major HVAC retrofits or architectural modifications to walls, windows, and roof. The ASHRAE Level-3 audit involves much more detailed data collection over the course of weeks or months. Once the three-dimensional computer model is responding like the real building, changes to energy systems can be simulated with very accurate results. We also utilize Energy Star Portfolio Manager to get the most accurate results. Combining that process with our cost estimating expertise supports informed investment decisions and best Return on Investment strategies.
Pepper Construction Company benchmarks their own offices in Energy Star Portfolio Manager as well as for all LEED for Existing Buildings that we administer. Our own office in Chicago falls under the Chicago Benchmarking Ordinance so we know what it takes as an Owner/Operator to comply with the City's request. We have a great experience with Energy Star Portfolio Manger use it as a tool for understanding how our buildings are operating and finding strategies to help making them perform at higher levels.
